Jumeirah and Umm Suqeim

Jumeirah and Umm Suqeim are Dubai's residential coast between Downtown and the Marina, with public beaches, Jumeirah Mosque, Madinat Jumeirah and large beach resorts 15 to 27 km from the airport. Burj Al Arab is closed for restoration until around October 2027.

Jumeirah is where you stay in Dubai to have the beach without leaving the city: a coastal strip of low-rise villas, public beaches and resorts running from Jumeira 1, a quarter of an hour from Burj Khalifa, down to Umm Suqeim and Burj Al Arab. According to the hotels in the Sabaro selection, Dubai International Airport (DXB) is 15 km away at the northern end and 27 km at the southern end. Burj Al Arab, the sail-shaped hotel that is the area's emblem, has been closed since April 2026 for an 18-month restoration: no tours and no meals until it reopens, expected around October 2027.

Four stretches of coast, north to south

Jumeirah makes sense if you follow Jumeirah Beach Road from north to south-west.

  • Jumeira 1 is closest to the centre. It has Jumeirah Mosque, the Etihad Museum and La Mer, a landscaped seafront with a beach, cafés and shops. The Mandarin Oriental Jumeira is here.
  • Jumeira 2 and 3 are rows of villas and public beaches. Jumeira Bay island, linked to the shore by a 300 m bridge, is home to the Bvlgari Resort; the Four Seasons sits on the coast in Jumeira 2.
  • Umm Suqeim has Kite Beach, a public beach given over to water sports, then the Jumeirah hotel cluster: Jumeirah Beach Hotel, Jumeirah Marsa Al Arab, Burj Al Arab on its island, and Madinat Jumeirah.
  • Madinat Jumeirah, at the end of the district, is a resort of more than 40 hectares built like an Arabian town: hotels, a covered souk and about 5.4 km of canals plied by abras, the traditional boats. The contemporary art fair Art Dubai is held here from 9 to 11 April 2027.

Beyond it the coast carries on to Al Sufouh and the Marina; Palm Jumeirah branches off just after.

What to do in Jumeirah

Jumeirah Mosque is the only mosque in Dubai open to non-Muslims, according to Visit Dubai, the city's tourism office. The Sheikh Mohammed Centre for Cultural Understanding (SMCCU), a cultural centre that explains Emirati culture to visitors, runs a 75-minute guided visit every day except Friday, at 10 am and 2 pm local time, with no booking needed: AED 45 per person (UAE dirhams), around ten euros. Visitors cover arms and legs, and women wear a headscarf.

The Etihad Museum in Jumeira 1 tells the story of the founding of the United Arab Emirates in 1971. Together with the mosque it makes a half-day of culture in a mainly beach district; for souks and old houses, head to Old Dubai on the Creek.

The public beaches are the area's real asset. Kite Beach in Umm Suqeim is the liveliest, with a view of Burj Al Arab. La Mer is a landscaped seafront in Jumeira 1. Since 2023, three 800 m beaches at Jumeirah 2, Jumeirah 3 and Umm Suqeim 1 have been lit and lifeguarded for night swimming, from sunset to sunrise, according to Dubai Municipality. The Dubai beaches guide covers the rules: swimwear on the beach only, flags, opening hours.

The souk at Madinat Jumeirah is best in the evening, once the heat drops, with an abra ride along the canals and dinner facing Burj Al Arab.

Jet ski rides to Burj Al Arab leave from Umm Suqeim harbour, for 30 minutes to 2 hours, from about €90, minimum age 16. Serious jet-ski accidents are frequent: check the operator's insurance and insist on a life jacket for every passenger.

Burj Al Arab in 2026 and 2027

The hotel closed in April 2026 for an 18-month restoration and is expected to reopen around October 2027. Its restaurants and the "Inside Burj Al Arab" tour are closed too, even though some platforms still sell them; Sabaro does not offer them. The tower remains visible from all over Umm Suqeim: from Kite Beach, from the souk at Madinat Jumeirah and from the beaches of the neighbouring hotels.

Six hotels, six ways to stay

The six hotels in the Sabaro selection in Jumeirah are all five-star beach resorts. What sets them apart is where they sit on the coast and who they suit. Prices are those recorded for two adults in March 2027, taxes and fees included according to the source, plus any nightly tourism tax.

In the north, near the centre. The Mandarin Oriental Jumeira is 15 km from the airport and 15 to 20 minutes from Burj Khalifa, with the mosque and the Etihad Museum close by. Its restaurant Tasca by José Avillez holds one Michelin star, and its 2,000 m² spa is for guests aged 16 and over. The Four Seasons describes itself as the beach resort closest to the centre: 14.5 km from the airport, a 270 m natural beach, three pools including a 600 m² adults-only pool, and a free kids' club for ages 4 to 12. Guests score it 9.4 out of 10 on Booking.com; only the Bvlgari does better in the area, at 9.5.

On its island, the Bvlgari is the most secluded: 101 rooms and suites, 20 villas, a 46-berth marina, a 1,700 m² spa with a 25 m indoor pool, and two restaurants starred in the 2026 Michelin Guide. It is the choice for a trip for two; see the Honeymoon theme.

In Umm Suqeim, the Jumeirah cluster. Three hotels from the same group follow one another along the beach, linked by a buggy shuttle. Jumeirah Beach Hotel, opened in 1997, is the most family-oriented and the least expensive: 599 rooms, 19 villas, five pools and a free kids' club. Jumeirah Marsa Al Arab, opened in 2025 between Jumeirah Beach Hotel and Burj Al Arab, is the newest and the most expensive: rooms of at least 67 m², a superyacht marina and a 13-room spa over three floors. Jumeirah Al Qasr at Madinat Jumeirah is the most atmospheric: a palace on the canals, 294 rooms with balconies, and a 2 km beach shared with the rest of Madinat. Some of its restaurants were listed as reopening soon in October 2026.

In short: Mandarin Oriental or Four Seasons to combine beach and city, Bvlgari or Marsa Al Arab for a stay for two, Jumeirah Beach Hotel or Al Qasr with children, and Al Qasr again for the setting.

Getting around and when to go

The Metro Red Line runs inland along Sheikh Zayed Road; Mall of the Emirates is the handiest station for Umm Suqeim, followed by a taxi to the beach. In practice people get around Jumeirah by taxi or hotel car. The Getting around Dubai guide has the lines and fares.

From November to March, daytime highs run from 24 to 31°C and the sea from 22 to 28°C: this is beach season. From June to September, highs exceed 39°C; see the Dubai summer heat guide.

Safety

Rip currents can form on any beach: swim only on lifeguarded beaches and never when the red flag is flying. The "Travel advice" table on this page gives your country's advice for the area. On the regional situation, foreign ministries do not all give the same advice. Your country's advice:
